Month 3: Close and move in.
Your file goes to underwriting. You handle inspections and appraisal coordination with your agent. We clear conditions, sign documents, and you get the keys.
Sign, send, and stay in touch.
- Sign your initial loan disclosures within three business days of contract
- Send any additional documents underwriting requests as they come up
- Coordinate inspections within your contingency window with your agent
- Schedule your final walkthrough with your agent the day before closing
- Show up to sign at the title company or with a mobile notary
Underwrite, clear, and close.
- Submit your file to underwriting and track every condition until cleared
- Order the appraisal and review the report with you when it arrives
- Send your closing disclosure with locked final numbers at least three business days before closing
- Get you cleared to close and confirm signing day
- Wire the loan funds and confirm recordation so you get the keys
90 days is realistic. It is not guaranteed.
In a typical Los Angeles market, 90 days from first call to keys is a real timeline for a buyer who is ready to move. Sometimes it is faster. Sometimes a tough market or a tricky home stretches it longer.
Most of the things that slow a 90-day plan down are predictable: missing tax returns, credit surprises, low inventory in your price range, contingent offers that get passed over, or appraisal issues. We address those upfront so they do not surprise you mid-process.
